Condominium Insurance
The association has a collective condominium insurance policy with Länsförsäkringar as a supplement to the property insurance. The insurance complements the homeowner's home insurance and provides protection for damages not covered by the association's property insurance.
Who the Insurance Covers
The insurance applies to condominium owners in Bostadsrättsföreningen Kubik.
Property Insurance
The insurance covers:
- Condominium apartments if the owner is responsible for repairs and maintenance according to the condominium law or the association's regulations.
- Fixed furnishings paid for by the condominium owner.
- Plot land with vegetation and fences included in the condominium lease.
Condominium Owner's Maintenance Responsibility
Owners of a condominium have different responsibilities for the residence compared to renters. Maintenance responsibility is determined by law and the association's regulations.
The condominium association purchases property insurance for the entire building. Therefore, any damage to the residence should always be reported to the association so that the damage can first be covered by the property insurance.
If the damage cannot be covered by property insurance and falls under the responsibility of the condominium owner according to the association's regulations, then the event may potentially be covered by the Condominium Insurance.
Causes of Damage
The insurance covers the following:
- Theft, burglary, and vandalism.
- Fire, explosion, and soot damage.
- Leakage from piping systems and connected devices.
- Storm, hail, and lightning.
- Flooding and natural damage.
- Damage to glass in furnishings, windows, or doors.
- Damage to installations and household appliances.
- Damage caused by wild animals.
Compensation
Condominium apartments and fixed furnishings paid for by the owner are compensated at full value.
The amount of compensation is determined by, among other things, what has been damaged.
Deductions are made based on age and condition.
Deductible
The deductible is normally 2,000 SEK per damage, but in the case of water damage, the insurance applies with a special deductible of 3,000 SEK.
If damage simultaneously affects the property and is covered by the property's insurance, the condominium owner does not pay a deductible.
What the Condominium Insurance Does Not Cover
The insurance does not cover the condominium owner's personal property, such as furniture, clothing, and sports equipment. For this property, home insurance is needed.
The insurance also does not cover the part of the damage that can be compensated by the condominium association's property insurance.
